495 Express Lanes Northern Extension (495 NEXT)

Current Status:

Currently, the 495 NEXT Project is being developed as a Concessionaire Project Enhancement in accordance with the 495Comprehensive Agreement signed between VDOT and Capital Beltway Express, LLC (“Concessionaire”).

On January 29, 2019, VDOT and the Concessionaire signed a Development Framework Agreement (“DFA”) for the Project, which includes direct connections with the George Washington Memorial Parkway and the Dulles Toll Road.  The DFA will be made available for public inspection when an amended and restated comprehensive agreement has been entered into and financial close achieved (see, Va. Code Sec. 33.2-1820(C)).


I-495 NEXT 

Access Points MapBackground  – I-495 Express Lanes Northern Extension Project (“495 NEXT” or “Project”) is a 2.5-mile extension of the 495 Express Lanes north from the current terminus near the Dulles Access Road and ending at the American Legion Bridge. Two new Express Lanes will run in each direction to address the following needs:

  • Reduce congestion and improve roadway safety
  • Provide additional travel choices
  • Improve travel reliability
